4 ChatGPT Prompts for Real Estate Wholesalers (Copy and Paste)

The best prompts for wholesaling do two things: force the AI to use only your numbers, and turn messy input (texts, call notes) into a clean next action. Here are four you can use today, plus the rules that make them work.

Rule #1: ban invented numbers

Start every prompt with: "Use ONLY the facts I provide. If something is unknown, list it as a question." Models are happy to "estimate" taxes or comps; you don't want that in a negotiation.

1. Lead triage

Triage this seller reply. Return: priority (hot/warm/cold) + why, what they seem to want (price, speed, relief, certainty), 5 unknowns to ask first, a one-sentence opener.

2. Call notes to a CRM record
