n8n Workflow for Real Estate Seller Leads: Intake to Call Brief

When a seller replies to your text or mail campaign, the clock starts. The bottleneck usually isn't the call; it's the 15–20 minutes of prep before you're comfortable dialing. Here's how to build a lean n8n pipeline that does that prep for you.

The 5-node version

1. Form Trigger: collect name, address, asking price, your value estimate, occupancy, timeline and the seller's message. n8n hosts the form for you, so there's no website needed.
2. Code: clean up the fields (strip $ and commas, convert blanks to null). Blank is different from zero: a blank mortgage balance means "ask on the call," not "free and clear."
3. HTTP Request: call your LLM's chat completions endpoint in JSON mode, with a Header Auth credential (Authorization: Bearer …). Never paste the key into the node body.
4. Code: parse the JSON and build an HTML email.
5. Gmail: send it to yourself.

Where to go from here

Add a Google Sheets "append" node so every lead lands in a pipeline. Add a webhook trigger variant so your CRM or texting tool can post leads automatically. Add rule-based underwriting before the AI step so the numbers come from your buy box, not the model.
